For homeowners thinking about whole-home ductless coverage, pricing per zone matters. A four-zone mini split serving four rooms in a 1,800-square-foot Northshore home can be cost-competitive with a full central AC replacement, especially when you factor in the duct losses and efficiency limitations of older duct systems.

System Capacity

Mini splits are sized in BTUs of cooling capacity. A small bedroom typically needs around 9,000 BTU. A large open living area may need 18,000 BTU or more. Larger capacity units cost more, both in equipment and sometimes in the dedicated electrical circuit required to power them.

For a system you will depend on daily for 15 to 20 years in Louisiana’s climate, equipment quality is worth factoring into the total value calculation, not just the upfront price.

Single-Zone vs. Multi-Zone: Which Makes More Sense for Your Home?

Single-Zone Mini Splits

A single-zone system is the right choice when you need to condition one specific space independently of your main HVAC system:

  • A garage or workshop (ductwork is prohibited by fire code in garages)
  • A sunroom, enclosed porch, or lanai that becomes unusable in summer
  • A home addition or converted room not served by the existing duct system
  • A room that consistently runs warmer or more humid than the rest of the house
